Signs that you may be buying a house with mold

If you would like to sort of a “pre-inspection” before calling in the professionals, here’s a list of things to look at to know if you’re possibly buying a house with mold:

1. Does the house have wet carpet or water stains.

   Such vents often exhaust high humidity air into attics, crawl spaces, walls, ceilings, or floors, rather than directly outdoors. Be sure that these vents are leading outdoors to prevent moisture build-up.
6. Does the air conditioning condensation pan have a leak?
   Air conditioning systems include a drip pan to catch water than condenses and drips from the air conditioning coils. Such drip pans are sometimes poorly installed or the pan drain pipe becomes blocked, thus allowing water flooding and mold growth into adjacent walls and ceilings.
7. Does the building lot slope towards the house?
   If the house building lot slopes downward toward the house, rather than away from the house, there is going to be significant water intrusion into the basement, crawl space, concrete slab, and/or building foundation, and thus enabling the growth of mold resulting from such water intrusion.
8. Does the house on the side or bottom of a hill?
   A residence that is located on the side of a hill or at the bottom of a hill will be a moldy house because rain fall will cause significant ground water intrusion into the same areas mentioned above.
9. Is the roof overhang too short?
   If the roof overhang extends less than two feet beyond the walls beneath the overhang, rainfall will fall upon and run down the exterior walls to soak into the wood and masonry surfaces of such walls.
10. Has the house ever had a leaky roof?
    If the roof surface or flashings around a chimney or furnace and plumbing vent pipes are degraded or poorly-maintained, water will enter into the home’s attic and run downward into the insides of the ceilings, floors, and walls beneath the attic to cause huge, hidden toxic mold growth therein.
11. Has the house ever had a crawl space water intrusion?
    Most crawl space dirt floors suffer from water wicking upward from the ground water in the soil. In addition, rainfall frequently runs into crawl spaces. Crawl space water intrusion results in big toxic mold growth that can grow upward into the insides of the floors and walls above.
12. Does the house have leaking water supply or sewage drain pipes?
    Plumbing line leaks can cause massive toxic mold growth inside and on walls, ceilings, and floors.

Mold remediation is very involved and something you should start as soon as your home has tested positive.

Since water is required for growth and contamination, the first step of the plan is to identify the source of the accumulation and stop it. The specialist will assess the size of the moisture problem and what damage has been done before continuing. If the affected area is large, you may have to relocate from your home temporarily, just until the process is complete. The area will be contained during the repair process. Your heating and air system is much more than just the box in your yard. There is an entire network of air ducts that sends conditioning throughout your home, and the quality of this network dramatically affects your comfort. Just like any other mechanical device, air duct cleaning is an essential part of maintaining the quality of your system. Without proper care, there are a number of problems that can occur without you even realizing what is wrong.

Mold and Mildew

During the summer, anytime your AC is not running, the ductwork is getting hotter. When you send cold air into the house, the ductwork rapidly cools, causing condensation. Normally, the strength of the flow would prevent the condensation from lingering in the ducts. However, over time, the flow in your system can decline, particularly if the sealing on the ductwork starts to weaken. If this occurs, moisture will sit in the ductwork and create mold. What to Expect From a Mold Remediation Company

Don't Be Afraid by the Men in the White Suits! 

As with any other hazardous material, like removing of lead-based paint or asbestos for example, mold remediation workers will fully suit up for action. They will have N- 95 masks, white suits, booties, and goggles. Truly looking like men from outer space. This does not necessarily mean that the mold remediation company will be removing toxic mold, but all precautions are taken. This is the standard operating procedure for any job where they are dealing with hazardous materials.
When dealing with Black Mold or any other color the remediation will follow a similar process to what is outlined below. Here is what you should expect:

Step One: We Need Access

We will have equipment, plastic, and tape everywhere. So please keep the animals somewhere else and move cars from the driveway or garage, and clear a wide access from the outside all the way to the mold area. The mold remediation company will park a vehicle as near as possible to doorway, lay down plastic sheeting, and run hoses through the house to the mold area. If the mold area is accessible from the outside (such as a crawlspace), it is so much the better. A quality mold remediation company will take care to keep your house clean while they do the work.

Step Two: Kill Mold with Biocide

The first step of this process is to isolate all infected area from the remaining rooms of the home. This is usually done with plastic sheeting and tape to make a barrier. The next step is to spray the mold area with biocide. Biocide is an EPA-approved liquid which kills mold. Please Note that bleach is not approved by the EPA for killing mold. Typically, this first step should take less time than the second step. After the workers leave, the biocide goes to work, killing the mold spores. The mold remediation company should spray well beyond the moldy area to ensure that no more mold grows. For example, if only a limited area of an attic exhibits mold, the mold remediation company will probably still spray down the entire attic. This is more desirable, and you should confirm with the company this is standard procedure.

Step Three: Remove the Mold

Typically the next day, the mold remediation company returns. Again, clear access is needed. They begin the task of removing the dead mold from its food source. This is usually part of your house. There are several different methods that can be used for this section. One crude and time consuming method is sanding, scraping and using a wire brush. Others include media blasting this would include baking soda, dry ice, sand, and other types of media.

Step Four: Clean the area

Here is where a lot of the clean-up begins. Once all the dead mold is removed from the substrate the area will need to vacuum with a HEPA (High Efficiency particular air) filter attachment. This will allow all the mold spores that were released when the mold was dying to be captured and disposed of alone with the Mycotoxins and allergens associated.

Step Five: Spray Sealer to prevent Mold from Returning

The second to last step in the process is to treat the previously affected area with a sealer to prevent new or re occurring mold growth. The remediation company should spray an area greater than the affected area to insure it is covered. If an attic or crawlspace is involved the whole area should be treated. This is a very important step in the process.

Step Six: Final Clean up

This is where the all the plastic comes down and tape is removed. These should be cautiously taken down as to not disturb were the mold spores may have landed. Once the all the plastic and tape is removed the area will need to be HEPA vacuumed again and a spore count analysis taken to verify that the home has normal levels of mold.

A lot of times, we may think we do not have mold in our home because we can not see it. Don't let it fool you, be proactive in finding mold, hidden mold is most common. The smell of mold is very unpleasant. Some compare it to rotten wood or wet socks. Mold has a moist like smell to it. Take the time every so often to check behind appliances, cabinets, in closets, behind furniture, and bathrooms. It is important to be on the look out for mold as it can cause harm due to the toxins it can put in the air. We are frequently asked if we find "more mold" in warmer months as opposed to colder months. In order to answer that question we need to be a little more specific. If we are talking about outdoors, then yes, molds are more active in the warmer months as opposed to the colder months. If we are talking indoors the answer is no. The temperature outside will not directly affect mold growth indoors, in a controlled temperature environment.

Bottom line: if you have a mold issue in your home, it's not going to matter if its June or January. If there is a food source and a moisture source mold can grow. Something that outdoor temperatures can affect though is the moisture source that could cause mold growth in your home.

In the colder months, homeowners can be faced with different challenges that could potentially create mold issues in their homes. These challenges include: frozen pipes, improper insulation, pipe bursts, ice damming and more. Here are tips to help prevent these winter-related issues that may result in mold growth:

• Make sure all gutters are cleaned out to help prevent ice damming
• To help prevent mold in attics, make sure the attic is properly insulated to help prevent condensation. (Remember there is such thing as too much insulation!)

Mold is a problem many homeowners associate with warm weather, but that doesn’t mean you can let your guard down just because winter is upon us. While it’s true that most molds thrive in environments more than 70° F, some types of mold do fine in cold weather. In fact, there are some settings in your winter home that create an ideal environment for mold. Here are 11 steps you can take to prevent it from taking hold.

1.Some of the places you may notice mold during the winter is in uninsulated closets, crawlspaces, attics, windows, and any other place that that temperature is colder than in the rest of the home. Ensure that spots like this are kept free from moisture.

2.Mold loves moisture. Aim to keep the humidity level below 40% in all parts of the home. When it gets higher than that, it creates a mold-friendly environment.

3.If you have spaces in your home that tend to be more humid, swap out wall-to-wall carpets for hard-surface floors or area rugs. Also, do not store books or stacks of paper in such areas.

4.As mentioned above, mold loves moisture, so it’s extremely important to fix any leaks in your roof and around doors and windows. Any spot that retains moisture is very likely to invite mold. If you can’t get the roof repaired or replaced, have a roofing contractor cover the damaged areas with a tarp to prevent leaks.

Let’s be honest. It’s not always in a realtor’s best interest to get an inspection on a property that they’re selling. A mold inspection gone bad can open up a number of problems for someone selling a home, costing thousands of dollars and they would like to knowingly be apart of selling a house with mold. 6. Does the air conditioning condensation pan have a leak?
   Air conditioning systems include a drip pan to catch water than condenses and drips from the air conditioning coils. Such drip pans are sometimes poorly installed or the pan drain pipe becomes blocked, thus allowing water flooding and mold growth into adjacent walls and ceilings.
7. Does the building lot slope towards the house?
   If the house building lot slopes downward toward the house, rather than away from the house, there is going to be significant water intrusion into the basement, crawl space, concrete slab, and/or building foundation, and thus enabling the growth of mold resulting from such water intrusion.
8. Does the house on the side or bottom of a hill?
   A residence that is located on the side of a hill or at the bottom of a hill will be a moldy house because rain fall will cause significant ground water intrusion into the same areas mentioned above.
9. Is the roof overhang too short?
   If the roof overhang extends less than two feet beyond the walls beneath the overhang, rainfall will fall upon and run down the exterior walls to soak into the wood and masonry surfaces of such walls.
10. Has the house ever had a leaky roof?
    If the roof surface or flashings around a chimney or furnace and plumbing vent pipes are degraded or poorly-maintained, water will enter into the home’s attic and run downward into the insides of the ceilings, floors, and walls beneath the attic to cause huge, hidden toxic mold growth therein.
11. Has the house ever had a crawl space water intrusion?
    Most crawl space dirt floors suffer from water wicking upward from the ground water in the soil. In addition, rainfall frequently runs into crawl spaces. Crawl space water intrusion results in big toxic mold growth that can grow upward into the insides of the floors and walls above.
12. Does the house have leaking water supply or sewage drain pipes?
